Project Overview
Probiotec’s Laverton North facility was facing widespread surface corrosion, with rust bloom threatening to render the galvanised steel roof irreparable. Rather than proceed with a disruptive and costly full roof replacement, the client engaged Thermoshield to apply a rust conversion and ceramic thermal coating system.
The multi-phase restoration process focused on halting corrosion, reinforcing weak areas, and sealing the entire surface in a long-life, non-permeable ceramic membrane — all while delivering substantial thermal benefits.
Key Benefits Delivered
Permanent Rust Conversion
- Advanced rust across large roof areas was neutralised using chemical rust converters.
- Rust was transformed into stable metal phosphate, halting further corrosion.
- Followed by an etch primer to protect all surfaces (not just rusted zones).
Full Roof Replacement Avoided
- Restoration saved Probiotec from a full sheet replacement, a costly and high-risk undertaking.
- Delivered a 20+ year performance outcome with a 10-year Thermoshield warranty — without overcapitalisation.
Thermal Insulation
- Two thick coats of Thermoshield ceramic membrane were applied:
- Created a non-permeable barrier to heat and moisture.
- Reduced internal heat gain, especially important in an industrial site.
Extensive Surface Preparation
- High-pressure cleaning (4 weeks) to remove grime and rust flakes.
- Ensured all rust converter made direct contact with metal, not debris.
- Extensive corking, remedial flashing, and sealing performed across corroded areas.
Aesthetic and Practical Finish
- Main roof coated in white for maximum reflectivity.
- Canteen roof tinted Shale Grey to reduce glare in surrounding office windows.
Scope of Works
- High-pressure water blasting to expose bare metal
- Remedial roof plumbing and corking repairs
- Rust conversion system applied to all corroded areas
- Rust inhibitor etch primer applied to all surfaces
- Two coats of Thermoshield ceramic coating
- Custom-colour finish on low-visibility roof areas (Shale Grey)
- 10-year warranty provided upon completion
